When a short sale makes sense.
A short sale is worth a conversation if you need to sell but the sale price won’t cover what you owe, or if keeping up with the payments has become hard. It isn’t the only option, and it isn’t right for everyone. That’s why the first step is just talking it through.
How a short sale works with me.
Talk it through
Tell me what’s going on: what you owe, where you are with payments and how much time you have. No pressure.
Look at your options
Depending on your situation, a regular sale or another path might fit better. If I think so, I’ll tell you.
List and market the home
A short sale still needs a buyer, so I price and market the home like any other listing.
Work with your lender
Your lender has to approve the sale. I help pull together what they ask for and keep the file moving.
Close
Once the lender signs off, we close escrow like a regular sale.
Good to know: I’m a real estate agent, not an attorney or tax professional. A short sale can affect your taxes and your credit, so I recommend talking with a qualified attorney or CPA about your situation before you decide.
